A tiny flat in an urban area of London has gone on the market for £200,000, making it the equivalent of £2,040 per square foot.
The pokey property in Hackney, north London, has just 98 square foot of floor space, including a cramped ‘living room’ with a sofa bed and a compact shower room.
The pound-for-pound fee for the studio flat dwarfs the average price-per-square foot of £1,328 for London’s exclusive Kensington and Chelsea district.
In terms of money per square foot, It is also £700 above the record price paid for a mansion in the millionaires’ playground of Sandbanks, Bournemouth.

The flat, in the trendy Victoria Park Village, is likely to appeal to an investor who could rent it out for as much as £900 a month.

But the rooms were separated about 20 years ago to create a one-bedroom flat and this studio apartment. The property has recently undergone a £60,000 makeover by Winchester-based property developer Gentian.
The flat is too small to have a radiator so has underfloor heating instead. There is just one window which has a view over a neighbouring roof.

Nick Hanson, developer director of Gentian, said: ‘We have spent £500,000 transforming the whole block that contains this flat, plus two one-bed flats and extending the retail unit below.
‘It is certainly the smallest home we have ever dealt with and it must be one of the smallest flats in London.
‘Inside we installed a specialist £3,500 Italian-designed fold-down bed that also acts as a sofa and made as much of the space as possible.
‘The kitchenette is functional and we have managed to install a toilet, sink and shower in the smaller of the two rooms, which is no bigger than a wardrobe.

‘This area of Hackney has had a boom in recent years and is now quite trendy with good restaurants and on the doorstep of Victoria Park.
‘It is just two tube stops away from Liverpool Street station, so is in a good location.
‘There is a high demand for homes across the south east which is why we are confident that this will have no shortage of potential buyers. After all, good things come in small packages.’
